These Terms of Use govern access to and use of tbilisi-rent.ge, the Tbilisi Rent Telegram mini app, and related services operated by Ravi Estate, registered in Georgia (“Tbilisi Rent”, “we”, “us”, “our”).

By using the service, you agree to these Terms.

Service Description

Tbilisi Rent provides an online real estate browsing and communication service focused on properties in Tbilisi, Georgia. Users may view property listings and contact a manager regarding rental, purchase, sale, or listing requests.

Public users cannot create accounts or upload property listings. Listings and content are added only by our team.

No Public Offer

Property listings, prices, descriptions, photos, availability, and conditions are provided for informational purposes only. They do not constitute a public offer, binding offer, guarantee, or final contractual term.

Actual availability, price, property condition, payment terms, commission, and other transaction details must be confirmed directly with a manager and, where applicable, in a separate written agreement.

Property Information

We try to keep listings accurate and up to date, but real estate information can change quickly. We do not guarantee that every listing is complete, error-free, available, or current at all times.

User Requests

Users may contact us through Telegram, JivoChat, phone, or other available channels. Sending a message or request does not guarantee reservation, viewing, rental, purchase, sale, or any transaction.

Seller and Landlord Requests

If you submit a request to rent out or sell a property, you confirm that the information you provide is accurate and that you have the right to offer or discuss the property.

Acceptable Use

You must not:

• copy, scrape, extract, reproduce, or reuse our listings, photos, database, texts, or interface without permission;
• use automated tools to collect data from the service;
• interfere with or disrupt the service;
• attempt to access non-public systems or data;
• impersonate another person or provide misleading information;
• use the service for unlawful, fraudulent, or abusive purposes.

Intellectual Property

The service, brand, design, database, texts, photos, listing materials, and other content are owned by us or licensed to us, unless stated otherwise.

You may view the service for personal, non-commercial property search purposes only. No rights are transferred to you except the limited right to access and use the service under these Terms.

Third-Party Services

The service may rely on or link to third-party services, including Telegram, JivoChat, Yandex Metrika, Cloudflare, Sentry, hosting providers, maps, messengers, or other external tools.

We are not responsible for third-party services, their availability, content, terms, privacy practices, or technical operation.

Service Availability

We may change, suspend, restrict, or discontinue any part of the service at any time. We do not guarantee uninterrupted or error-free operation.

Limitation of Liability

To the maximum extent permitted by applicable law, we are not liable for:

• inaccurate, outdated, or incomplete property information;
• changes in property price, availability, or terms;
• decisions made based on listing information;
• actions or omissions of property owners, tenants, buyers, sellers, third-party agents, or service providers;
• temporary unavailability, errors, or technical issues;
• loss of data, profit, opportunity, or business.

Nothing in these Terms excludes liability that cannot be excluded under applicable law.

Indemnity

You agree to compensate us for losses, claims, damages, costs, or expenses arising from your unlawful use of the service, violation of these Terms, or infringement of third-party rights.

Privacy

Personal data is processed according to our Privacy Policy.

Changes to These Terms

We may update these Terms from time to time. The updated version will be published on this page with a new effective date. Continued use of the service means acceptance of the updated Terms.

Governing Law

These Terms are governed by the laws of Georgia, without regard to conflict of law rules.

Disputes

Any dispute relating to these Terms or the service shall be resolved by the competent courts of Georgia, unless mandatory applicable law provides otherwise.
